Before you pick up the phone, send an email,  or start an Internet reservation we ask that you read this page.

Policies & Standards
 We have reasonably high standards; you'll find our property clean, well maintained, and staffed by friendly people. In order to keep it that way we have a set of policies that we ask our customers to adhere to. If these policies seem too harsh for you, you think we're joking, or just don't care what we expect, then don't book rooms here. This is our home and we enjoy hosting people who share our values.

Here are the things we are NOT flexible about:

  1. Honesty: If you can't be honest with us about your needs, don't call.
  2. Pets: It's not that we don't like pets, it's really about maintenance of the property. Our policy is this: absolutely NO Pets in, around, or near our cabins. RV guests are allowed 2 small, quiet pets that are leashed, kept away from the cabins and the pool, and cleaned up after.
  3. Cabin or Site Occupancy: All of our cabins and RV sites have maximums. There is NO flexibility in those maximums.
  4. Visitors: When we say "NO VISITORS" during certain times of the year, we really mean it. We don't mind asking people to leave.
  5. Smoking: NO, NO, NO. Not in the cabin, not near the cabin doors, not in the pool area, and we charge for picking up your butts.
  6. Quiet times: This is the quiet place on the lake and we want everyone to have fun, but the noisy part of the fun needs to stop at 10 pm.
  7. Cleanliness: We have a complete list of what we expect you to do before you checkout. checklist It's all just common courtesy.
  8. Cancellations: We are not the Holiday Inn on the highway with an endless supply of people to fill our cabins. The cancellation policies outlined below are designed to help us stay in business. We don't make exceptions, so don't ask.
  9. Debit cards: We know that these things have made your life easier, but here's the thing: ANYBODY with $25 to open a checking account can now walk around with a Visa or Mastercard in their wallet. $25 in a checking account does not guarantee that you have the ability to pay for a room you reserved for the July 4th holiday weekend. Please don't ask us for a reservation with a check or debit card unless you are willing to pay for your stay in full plus a $200 damage deposit.
     

Here are the things we are sometimes flexible about:

  1. Minimum nights: We require 2 night minimums on all weekend reservations from March 1 to Sept. 15. We can be flexible on last minute reservations. Beginning in 2008 we require 4 night stays on some of the larger cabins during June and July. Again, we might be flexible on last minute reservations. There are no exceptions to the minimums for holidays or the MX Spring Nationals. Groups of 20 or more have a 3 night minimum stay required on ALL cabins or RV sites during June and July.

  2. Check in time is after 3 pm. We appreciate your courtesy in allowing us time to ensure that all of our cabins, public areas, swimming pool, etc. are ready for the guests who will arrive after 3. If your room is available between 1:30 pm and 3 pm we will check you in at no extra charge, unless you have reserved a one night, last-minute stay on a Saturday. When that is the case, don't show up before 3 pm unless we have specifically told you that we'll be ready. All arrivals prior to 1:30 will automatically be charged $25 for early check-in.

  3. Late arrivals: if you need to arrive past 9:00 pm we appreciate a phone call. At 10 pm we charge your credit card for your full stay if we haven't heard from you.

  4. Check out is noon. We can be flexible if you ask first or if you are renting our boats. All checkouts past 3 pm are subject to a charge equal to half the room rate.

Cancellation policies:
Full charges for all nights reserved will be incurred on cancellations made within the following time frames:
All cabins, RV sites, boat rentals ..........2 weeks before arrival
Multiple cabin cancellations on groups smaller than 20 will incur an additional $25 per cabin fee on all cancellations, regardless of length of notice.

Groups, reunions...................60 days (First night's charges incurred on ALL cancellations.)

A one night non-refundable deposit is required at the time of all reservations for Memorial, Fourth of July, and Labor Day weekends and motocross race weeks.
